A starting point before your assessment.
Our starting rates distinguish condos, homes up to 2,500 square feet, larger homes from 2,501 to 4,000 square feet, and estates from 4,001 to 6,000 square feet. Square footage refers to interior living area under air. Your assessment confirms the rate for your home.
Your $49 assessment establishes the agreed visit areas, your priorities, access arrangements and a written care proposal. Condos above 2,000 square feet, homes above 6,000 square feet and unusual properties receive an individual quote.
Weekly and every-two-weeks visits.
Weekly means a visit every seven days. Every two weeks means a visit every fourteen days, rather than twice per calendar month. We bill monthly for visits completed, so the total can vary with the calendar.
A weekly routine gives us more frequent opportunities to notice changes. We discuss the right interval for your home and time away during the assessment. We recommend against monthly-only visits.
The care included in every plan.
Every plan uses a checklist customized during your assessment, with photographs, agreed readings and clear observations in your private homeowner portal. Up to 123 available checks help us build the right checklist; not every check applies to every home.

What can change the price?
Square footage is a starting point. Additional bathrooms, multiple buildings, extensive grounds, longer access routines and travel requirements may increase the time needed for a visit. We explain those factors in your proposal.
A condo plan covers the unit and agreed private areas. Shared systems and common-area maintenance remain with the association. Additional vendor attendance, concierge requests, physical storm preparation and extra storm visits are agreed and priced separately. Repairs and specialist work are not included in routine home watch.
Seven days to consider your proposal.
The assessment fee is $49. Enroll in a recurring plan within seven calendar days after your assessment and the fee is credited to your first month of service. You do not need to decide during the visit.
Requesting an assessment online does not collect payment or confirm an appointment. We review service availability for your location and confirm your preferred date personally.
